Frequently Asked Questions

Everything You Need to Know

From understanding Part R requirements to requesting your plan, we've answered some of the questions we commonly expect from developers and homeowners.

What is a Part R connectivity plan?

A Part R connectivity plan provides information about the proposed electronic communications infrastructure and network connection arrangements for a relevant new residential development.

It supports the Building Regulations process by identifying how the development is intended to address the applicable connectivity requirements.

Learn more on our Connectivity Plans page.

Do I need a connectivity plan for a new build?

For relevant new dwellings in England, Part R requires information about proposed network connections and infrastructure to be submitted with the relevant Building Control application or notice.

The requirements are subject to applicable exemptions and transitional arrangements. If you're building a new dwelling, it's worth checking the Part R position early in the project.

See our Part R Building Regulations guide .

How much does a connectivity plan cost?

Our standard connectivity plan service starts from £249.99 + VAT.

The final quotation depends on the development type, number of dwellings and agreed scope of work. We review every enquiry before providing a quotation.

There is no charge or obligation to submit a quotation request .

What are RA1 and RA2 under Part R?

RA1 concerns gigabit-ready physical infrastructure, such as the infrastructure needed to support future gigabit-capable connections.

RA2 concerns providing a gigabit-capable network connection, subject to the relevant £2,000 per-dwelling cost cap and other provisions.

Approved Document R Volume 1 provides guidance on meeting these requirements for new dwellings in England.

What is the £2,000 Part R cost cap?

The £2,000 cost cap applies per new dwelling to qualifying network connection costs under requirement RA2.

It is not a cap on the cost of preparing a connectivity plan or installing gigabit-ready physical infrastructure under RA1.

Where a gigabit-capable connection cannot be secured within the cap, the regulations provide for alternative connection requirements, subject to the necessary evidence and conditions.

When should I obtain a connectivity plan?

The relevant connectivity information should be prepared early enough to accompany the required Building Control application or notice, before the relevant work begins.

Early preparation also gives developers time to investigate network availability and address any connection or infrastructure issues.

What information do you need to prepare my plan?

We'll normally ask for basic project information, including:

  • Development address and postcode
  • Type of development
  • Number of dwellings
  • Relevant architectural drawings
  • Any available network operator or connection information

You can submit an initial enquiry without attaching drawings. Our team will request further information if needed.

How long does a connectivity plan take?

Timescales depend on the project requirements, availability of information and any technical queries that need to be resolved.

Once we've reviewed your enquiry, we can advise on the expected turnaround for your development.

Providing accurate project information and drawings at the outset can help avoid unnecessary delays.

Does your service include broadband installation?

No. Our service covers the preparation of the agreed connectivity plan documentation.

It does not automatically include broadband installation, physical cabling, duct installation, network operator connection applications or connection fees.

Any additional services would need to be agreed separately.

When do I pay for my connectivity plan?

Payment is due after the connectivity plan service has been completed.

Once we have completed the agreed work, an invoice will be issued in accordance with the quotation and agreed payment terms.

You don't need to pay anything when submitting your quotation enquiry.

Can you provide connectivity plans for multiple dwellings?

Yes. We can review enquiries for single new-build homes, multiple-plot housing developments and new residential apartment buildings.

For larger developments, please provide the number of proposed dwellings and available site drawings.

We'll review the scope and provide a quotation suitable for the project.

What if Building Control requests changes to my connectivity plan?

If Building Control raises a query or requests changes to documentation we've prepared, please forward the comments to our team.

We'll review the feedback and advise on the appropriate next steps.

Corrections needed to address errors in our work against the agreed instructions are handled without additional charge. Changes to the project or work outside the agreed scope may require a separate quotation.
